Joe Panczak has drafted, permitted, and built residential work in Ventura and Los Angeles counties for over twenty years, holding a Class B General Building license (#980276) in good standing. The drawings that go to the counter are the same drawings the crew builds from. The person who priced your job is the person walking it.

The work runs to additions and ADUs, whole-house remodels, kitchens and baths, and the custom cabinetry and finish carpentry that most general contractors subcontract out. Small book, long relationships — a handful of jobs a year, run properly.

Room additions, second stories, garage conversions, and detached accessory dwelling units — from feasibility and setback review through final inspection.

Full interior reconfiguration: walls, systems, finishes, and phasing planned so you know what is happening in your house and when.

Kitchens & baths

Layout, cabinetry, stone, tile, and fixtures. Built around how the room is actually used, with the selections locked before demolition starts.

Custom cabinetry & millwork

Built-ins, islands, paneling, stair parts, and trim — drawn as shop elevations, fabricated to the room, and installed by the same crew.

Drafting & permitting

Measured as-builts, construction drawings, and submittal through Ventura County, Los Angeles County, and city building departments.

Construction management

Scheduling, subcontractor coordination, inspections, and change control for owners and design teams who already have plans in hand.

How a job runs

Five phases, in order. Each one ends with something you can hold — a drawing, a number, a signature, an inspection card.

    Consultation

    We walk the property, talk through what you want, and identify what the house and the code will actually allow. No charge, no obligation.

    Drawings & permits

    Measured as-builts and construction drawings, engineering coordinated where the structure requires it, then submittal and plan-check corrections.

    Ends with: issued permit
  3. 03

    Estimate & contract

    Line-item pricing off the permitted set — not a square-foot guess. Allowances, exclusions, and the payment schedule are written down before anyone swings a hammer.

  4. 04

    Build

    One crew, one schedule. Photo-documented progress, inspections called in sequence, and change orders priced and signed before the work happens.

  5. 05

    Closeout

    Punch list walked with you, finish materials and paint colors documented, warranty terms and subcontractor information handed over in one package.
